FOUND OUTDOOR SPACE + DIVIDED INTERIOR = 2 NEW LOFTS

 

A previous combination of 2 separate apartments, this 3400sf empty box co-op was purchased by a young entrepreneur as an investment property.

The objective was to define a 2-bedroom / 2-bathroom unit for sale, and a 1-bedroom + office unit for the investor and his new wife to reside in.  A steel platform was erected over the ground floor roof of the light wells along two perimeter exposures to add valuable private exterior space to both apartments.

With no salvageable interior detail, we rebuilt both units to suit the owner's clean and contemporary aesthetic, carefully considering all materials, fixtures and details for maximum value.  We included amenities such as central air, landscaping and daylight-simulating light box windows to amplify the renovation's appeal.

Capitalizing on the potential of the existing real estate and aggressively transforming 1 apartment into 2 well-appointed residences proved a successful undertaking for this investor.
